Preventing Damage from Water in the Laundry Room

The washer and dryer are common appliances that are usually located within the laundry room and often create warm air and moisture. Simple maintenance is all that is needed to reduce the risk of developing water problems and mold.

The washing machine is normally connected to both a cold and hot water supply. These connections need to be checked frequently for leaks. Start with an inspection of the joints and fix any leaks you come across. It is important to check both ends of the supply line. The filters should be cleaned or replaced frequently to prevent blockage.

A blocked filter in the water supply will slow down the water flow into the washing appliance which may lead to malfunctions in the machine. This is a particular problem in areas with hard water. It is important to inspect the shut off valve by observing for drips into the washing machine when it is not in use.

It is vital to replace any valve or hose if you do find a leak. It is usually found that most leaks arise from the hose which is quite common. Compression on the hose at the back of the machine can cause kinking and eventually lead to the hose bursting. It is, therefore, vital to keep at least four inches between the water connection and the back of the appliance.

Old hoses are a common cause of leakage and so should be changed regularly. A good alternative and wise investment are steel braided hoses. Dryers also have a hose, the ventilation hose, which connects the dryer to the outside world. These should also be inspected regularly as with the water supply hoses.

The ventilation pip and under the dryer must also be checked on a frequent basis for any build up of lint. A smaller ventilation hose will also allow your dryer to work more efficiently.

The utility sink is occasionally a source for water related malfunctions. Have a regular look for leaks under the sink. A drip coming from the trap under the sink can be a sign of potential problems and should be looked at and repaired immediately. A slow draining pipe often indicates a partial blockage in the drain.

Like the trap, any faucet that is dripping needs to be addressed but not as urgently. Any sink seals that are cracked or loose can be replaced. If you notice any damp or staining around the plumbing, this indicates some leakage of water and should be looked at promptly. Addressing these measures will help in the long run to reduce damage by water.
